Our region covenant is designed to offer the best possible balance while maintaining flexibility for all tenants needs.

Terms & Conditions of rental

Before buying land with us, please ensure that everything within this document is to your satisfaction for your wants and needs.


Should anything be of concern, please ask us. Sometimes we can be less restrictive or allow some things, this is reviewed case by case.

We will always try to work with you and be as flexible as possible to get you what you need and want.


Before making any payments for land or land tier, please be aware that all payments made are final, meaning there is no refunds on any payments that is made to the following accounts - Support Legendary, Pay Legendary or Stream Legendary - No exceptions


Behavior Policy

At Legendary Estates we want everyone to be happy and enjoy having their land with us.


Linden Labs ToS applies to ALL regions in Second Life, including ours.


Please be respectful and speak to others with courtesy and manners.


We will not tolerate any form of abuse to our staff or our tenants whatsoever


Anyone that is abusive to staff or our tenants will have their access removed from all regions within our estate.


All Resident to Resident abuse cases are handled through "Linden Lab’s Abuse System" which can be found under the Help/Report Abuse menu at the top of your viewer.


Please also notify our estate management team should you have such issues or experience any abuse from another resident on any of our regions. We will deal with such incidents on a case by case basis and take all necessary steps required which could include the removal of an avatars access to our regions.


Buying Land

Before you purchase any vacant land we have, please ensure the land you're buying is owned by "Support Legendary" and is set for sale for 1L$. If this is not the case, please protect yourself, do not buy the land and contact our team who can advise you.


To purchase land, simply stand on the parcel, right click the land and select "Buy" under the "About land" menu to gain ownership rights to the land.


Once you have purchased the land, create a landmark, take note of the region name and parcel number and visit our office to pay the tier box for your parcel. All tier boxes are clearly marked with a parcel number and region name in our office.


Tier must be paid within 30 minutes of the land purchase. If tier is paid later than 30 minutes, we may deduct the difference in tier credit.


If no payment is made for tier then we will reclaim the parcel and reset it for sale.


ALL payments for tier go to "Pay Legendary" ONLY, please do NOT pay any other account for tier otherwise you are putting yourself and your L$ at risk.


Customer Services

In order for us to help you and provide the best possible service to you, please avoid contacting our staff directly for assistance and instead use one of the following methods.


Discord Server "Customer-Services" Channel


This is the best method to get help and also has fastest response times. We can also respond to you when we are not in-world with this method making us the most accessible for you and enables us to respond alot faster. Please visit our channel "Customer Services" on our Discord server on how to request for help and one of our team will PM you as soon as we can. 


Send a PM to "Support Legendary" in-world


All staff have access to this accounts PMs and will be alerted in-world to your message. When using this method, please write out details of what you need before you send your message as this will speed up your service. One of our team will respond once your message is picked up. Please note - Unlike using our Discord server, our team will only see these messages when they are in-world.


Click our "Help Desk" at our office


This method is primarily intended for tenants that do not have Discord to enable them to leave us a message from in-world to a staff channel here in Discord. We can see these messages when we are offline but cannot respond to them until we are in-world.


Once your request for help has been resolved, we will close your case. Please follow one of the the procedures above again should you need assistance again and we will be glad to help you.


Tier Payments

All land tier payments are to ONLY be made to "Pay Legendary".


All land tier payments are final, they are not refundable and not transferable.


If your name is on our tier box, you're known as the named tenant.

It is the named tenants responsibility to manage the rental and ensure that it is paid on time.


Tier box time must be kept in a positive balance and not let go into arrears.


Anyone can pay any of our tier boxes, this enables your friends or family the ability to pay your rental on your behalf.


If you pay someone else's tier box by mistake, you must inform us immediately so that we can correct this for you.


Payments can be made weekly, monthly and even partial payments can be made. This is helpful if you want your due day to be changed to a different day of the week.


Grace Period

We offer a 24-hour grace period as a courtesy to you and is there to help protect you. It should only be used if absolutely necessary.


If you allow your tier to go into arrears regularly and abuse this courtesy, then we may retract our grace period from you. 


If we remove your grace period, we will give you notice in advance of the change and a reason why in writing. 


If you're having an issue that will prevent you from paying within our grace period, please inform our team before your tier expires and request for an extension on your grace period with details of how long you need. If approved, this will prevent your land being reclaimed and give you more time to make payment.


If you do not contact us and your tier exceeds our 24 hour grace period, then we can only assume you are not renewing, we will reclaim your land and return all items back to their respective owners.


We cannot be held responsible if you fail to pay your rent and as a result lose any items such as no-copy items in the event of an eviction.


We never want to evict anyone and will only do so as a last resort.


Building & Objects

We want to ensure that you and your neighbors all enjoy owning land with us and to allow you all as much freedom and creativity as possible. Our covenant rules are in place to create an attractive & friendly community for everyone. 


Please be mindful of your neighbors with your builds. 


All of Legendary Estates regions are updated and maintained by Linden Labs who ensure that our regions run at optimal performance. This includes weekly rolling restarts every Tuesday (usually between 06.30am-11.00am SLT) that is commenced by Linden Labs and ensures our regions are kept updated and continue to run at optimal performance. It is strongly advised to refrain from building, rezzing new items or making any changes to your land during this time as a region restart could reverse these changes if they are made too close to the region restart.


Any complaints about any builds or objects that is on your land that is excessive/ugly/out of place etc, we may to ask you to either change or remove it. We deal with all build/object complaints on a case by case basis.

 

No terraforming your land to excessive heights or using the terrain as a land border between parcels


No objects in the sky are allowed below 1000m.


No buildings higher than around 30m-35m from the water level. Sometimes exceptions can be made to this (please ask us).


Keep all buildings and objects within your parcel borders. No objects are allowed to cross over the parcel border and overlap into other tenant's land, this also includes any builds in the sky.


No large signs or advertisements etc are allowed to overshadow other parcels nor are any allowed in the sky that would make an advertisement or message appear on the world map of the region. If you want to do this then you will need to rent either a full prim region or a full homestead region. If any signs appearing on the world map are found, they may be returned without notice. 

 

Walls are allowed around the edges of your parcel to increase privacy and/or the appearance of your land, but they must be mesh walls like rock faces, fencing etc.


Flat prim walls/dividers are not allowed, they look awful and no one wants to see them living next to you. If you want to surround your land inside a "BOX" with flat prim walls then you may do so, but only in the sky and not on at the ground level. 


Any walls surrounding your parcel are to be no higher than about 15m tall to avoid overshadowing onto other parcels. We may make exceptions to this in some cases and you're welcome to send us a request should you need this.


Breedables are allowed on some of of regions providing they do not affect the regions performance and must be kept up in the sky on a platform or skybox 1000m or higher, not on the ground level.


Land Upgrade/Downgrade

Although our tier policy states that tier is non-transferable, should you wish to move to another parcel within our estate, you may still request for transfer of your tier to be moved to a new rental. We may make an exception for you but this is not to be expected nor is it a guarantee that we can approve a transfer. If a transfer is however approved, you may lose 1 day of tier time plus any excess hours that is less than 24 hours for this process.


If you want to expand your land and rent land beside you that is vacant and join it to your existing land, this is allowed and you will need to match the tier time on both tier boxes. We will then combine both tier boxes into one box within 24 hours.


If you have upgraded your land size and then at a future date wish to downsize again but you wish to remain on the same region and area that you are currently renting, you can submit your request to one of our staff members.


You must have a minimum of 72 hours tier time remaining at the time when you submit your request. We will confirm a decision within a maximum of 48 hours, although in over 95% of cases we will have a response for you within 24 hours. 


Please know that although we try to be as flexible as possible when a tenants needs and wants change, that it is not a guarantee that we can approve any changes to a regions parcel setup, therefore we cannot guarantee that we can approve a downsize request on a parcel that your currently renting or be able to reverse any previous land size change. Same applies if your rental started with a particular land size and you later wish to downside to a smaller size.


If we cannot approve a downgrade for you on your current land we may be able to instead offer you a suitable alternative the land size/prims that you're asking for on another region. 


You are welcome to move to another one of our regions in order to upgrade or downgrade your land size at any time, but you must inform an estate manager of any parcel changes and we recommend that you confirm that you can have any excess tier transferred before you commit to a relocation. You must remain in tier credit on the parcel you are leaving to allow time for you to clear it and you will need to have paid a minimum of 1 week tier for the new parcel. 


Ban Lines/Security Orbs


We allow ban lines to be used, people that do not wish to see ban lines can easily hide them directly from their viewer settings.


We do prefer that security orbs are used on your land instead of ban lines when possible to keep any unwanted people from accessing your land as these are very effective plus also give you a data log of people that tried to enter your land. 


You must add all our estate managers to your "Allow list" on your security orb if you use one on your land so that if we visit the region to assist you, we do not get ejected by your orb.


Clubs

We do allow clubs on some regions but not all, please double check with us for options on what regions we can allow a club to be built.


We do not want to overload a region by having multiple clubs or for you to have scheduling conflicts with another club and we also need to maintain a high standard of region performance for all tenants on that region.


Sub-Renting Land

You are welcome to sub-let land on our regions to other people if you are building up a community region and wish to offer homes, skyboxes, stores etc to other avatars.


It must be made clear to anyone that rents from you that the rental agreement is solely between you and them and completely excludes Legendary Estates.


If you pay any tier box that is not owned by "Pay Legendary", then this means you do not have a direct rental with Legendary Estates and instead you would be sub-letting from someone that does have a rental agreement with us. Please know that we are not responsible or liable for any issues or losses incurred with any rental agreement you have with a 3rd-party.


Any rental agreements that are made with any other avatar that does not work for Legendary Estates on any of our regions is done so completely at your own risk as we have no involvement with any rental agreements that are not made with us directly.

 

We are unable to provide full support to anyone that makes any rental agreements with one of our tenants that sub-rents to you.


Closing Statement

We cannot be held responsible for any loss or damage to any of your items/objects that get returned to you for any reason outlined in this document.


We reserve the right to return any objects - eject avatars - evict you without refund of tier if you are unable to follow the rules outlined in this covenant and continue to break them.


We NEVER want to evict anyone from our regions and eviction is ALWAYS a last resort.


Should anything written within this document is cause for concern for you or if you would like to ask us anything for clarification or wish to request for us to allow something to suit your needs, please just ask us.


Once you have ticked/checked the box outlining that you agree to everything stated within this document and then purchase land within any of our regions, this action confirms that you have read and accepted the rental terms and conditions outlined within this document. 


We are always happy to help or assist you with anything you need whenever possible.
