Legendary Estates – Rental Terms & Conditions
Before purchasing land and starting a rental with us, please read this document carefully. If anything is unclear or does not meet your needs, please contact us before purchasing. We are often able to be flexible on a case-by-case basis and will always try to work with you.
Behavior Policy
At Legendary Estates, we want everyone to enjoy their time on our regions. Linden Lab’s Terms of Service apply to all our regions.
- Please treat staff and other tenants with respect and courtesy at all times.
- We have a zero-tolerance policy for any form of abuse toward our staff or tenants.
- Any resident found to be abusive will have their access permanently removed from all Legendary Estates regions.
- Resident-to-resident abuse should be reported through Linden Lab’s in-world Abuse Reporting system (Help > Report Abuse).
- Please also notify our estate management team if you experience abuse from another resident on our regions. We will handle each case individually and take appropriate action, which may include removal of access.
Customer Services
To ensure the fastest and most reliable support, please use one of the following methods:
Discord (Recommended)
Request for help via our Customer Services channel on our Discord server. One of our team will create a private channel for you to use anytime you need help.
In-World (For those without Discord)
Use our Help Desk located at our office and select "Request Help", this will prompt Support Legendary to reach out to you. Leave full details on how we can help you within this PM and one of our team will reach out to you asap.
Tier Payments
- All tier payments must be made only to the account Pay Legendary.
- All tier payments are final, non-refundable, and non-transferable.
- The person whose name appears on the tier box is the named tenant and is responsible for keeping the rental in good standing.
- Tier must be kept in a positive balance at all times. Anyone can pay your tier box on your behalf (friends or family).
- If you accidentally pay the wrong tier box, please notify us immediately so we can correct it.
- Payments can be made weekly, monthly, or as partial payments if you wish to change your due date.
Land Purchase
All land on Legendary Estates regions is rented, not owned. Legendary Estates remains the landowner at all times. Tenants are granted full parcel ownership rights (for rezzing, editing, etc.) for the duration of their rental. These rights are revoked when the rental ends.
Before purchasing any land, confirm that the parcel is owned by Support Legendary. If the land for sale is under anyone elses ownership, please contact us.
To purchase land:
Stand on the parcel → Right-click the land → Select "Buy" under the About Land menu.
After purchasing, create a landmark, note the region and parcel number, and pay the corresponding tier box at our office within 30 minutes. If payment is made later than 30 minutes, we may deduct the difference in tier time. Failure to pay tier will result in the parcel being reclaimed and reset for sale.

Building & Objects
We want to give tenants as much freedom as possible while maintaining an attractive and enjoyable environment for everyone.
- Please be considerate of your neighbors when building.
- All regions receive weekly rolling restarts (usually Tuesdays between 06:30–11:00 SLT). Avoid building, rezzing new items, or making major changes close to this time.
- We may ask you to modify or remove any build or object that is excessive, out of place, or causes complaints. All cases are handled individually.
- No excessive terraforming or using terrain as parcel borders.
- No objects allowed in the sky below 1000m.
- Buildings should generally not exceed 30–35m in height from water level (exceptions can be requested).
- All builds and objects must stay within your parcel boundaries. Nothing may overlap into neighboring parcels (including in the sky).
- Large signs or advertisements that overshadow other parcels or appear on the world map are not allowed. If found, they may be returned without notice.
- Walls for privacy are allowed but must be mesh (rock, fencing, etc.). Flat prim walls are not permitted at ground level. Skybox-style flat prim walls are allowed only in the sky.
- Parcel walls should generally not exceed 15m in height (exceptions can be requested).
- Breedables are allowed on some regions only if kept on a platform or skybox at 1000m or higher and do not impact region performance.
Land Upgrade / Downgrade
- Moving to another parcel within our estate: You may request a tier transfer. If approved, you may lose 1 day of tier time plus any remaining hours under 24 hours.
- Expanding your land: You may rent adjacent vacant land and combine it with your current parcel. Both tier boxes must have matching time remaining. We will merge them into one box within 24 hours.
- Downsizing: Submit a request to staff. You must have a minimum of 72 hours of tier remaining at the time of request. We aim to respond within 48 hours (usually within 24 hours). Approval is not guaranteed.
- If we cannot approve a downgrade on your current parcel, we may be able to offer you a suitable alternative on another region.
- You may move to a different region to change your land size at any time, but you must inform an estate manager. You must stay in credit on your current parcel until it is cleared and have paid at least 1 week of tier on the new parcel.
Ban Lines & Security Orbs
- Ban lines are allowed (residents can hide them in viewer settings).
- We prefer the use of security orbs over ban lines when possible, as they provide access logs.
- If you use a security orb, please add all Legendary Estates estate managers to your allow list so we can assist you without being ejected.
Scripted Agents (Bots)
- Scripted agents are not allowed by default, with only a small number of pre-approved third-party bots permitted.
- You may request to add your personal bot(s) via Customer Services.
- Maximum of 2 scripted agents per tenant per rental (exceptions can be requested with a reason).
- Unauthorized bots will be banned. Avatars suspected of being unregistered bots will also be banned.
Clubs
Clubs are allowed on some regions but not all. Please check with us first. We limit the number of clubs per region to maintain performance and avoid scheduling conflicts.
Sub-Renting Land
You may sub-let land on our regions (for example, to create a community of homes, skyboxes, or stores). However:
- The rental agreement is strictly between you and your sub-tenant. Legendary Estates has no involvement.
- Anyone paying a tier box not owned by Pay Legendary is sub-letting and does not have a direct rental agreement with us.
- We are not responsible or liable for any issues arising from sub-rental agreements.
- We cannot provide full support to sub-tenants.
Important Information & Liability
We cannot be held responsible for any loss or damage to items or objects returned for any reason stated in this document.
We reserve the right to return objects, eject avatars, or evict tenants without refund if the rules in this document are not followed.
Eviction is always a last resort. We genuinely prefer to work with tenants rather than remove them.
By checking the agreement box and purchasing land on any of our regions, you confirm that you have read, understood, and agree to these Terms & Conditions.
Our Commitment to You
- All regions are provided and maintained by Linden Lab.
- If you experience performance issues, please let us know immediately so we can submit a ticket to Linden Lab on your behalf.
- We aim to respond to most queries within 12 hours and cover a wide range of time zones.
- All land comes with true prim allowances (no artificial bonus factor inflation).
- We will never evict you simply because you notify us that you wish to leave. Your land remains yours as long as there is credit on the tier box.
- We will never increase your rental price unnecessarily and aim to keep your tier rate stable for the full duration of your rental.
- Multiple contact methods are always available, including when we are offline (Discord and email).
